The Assignment

To gain planning permission for the erection of a garage with a pitched roof to incorporate a balcony in the North Warwickshire Green Belt.

An application for this development had previously been refused due to it being deemed inappropriate development in the greenbelt.

How we succeeded

James Lloyd was required to negotiate with North Warwickshire Borough Council without the option of permitted development as fall back, after permitted development rights were removed from the property in a previous planning permission. However, through using a staged approach James was able to secure planning permission for an outbuilding larger than what would be permissible through permitted development!

James successfully demonstrated that the outbuilding would be subservient to the existing property both in terms of design and size. Furthermore, James highlighted that the proposed outbuilding would be appropriately screened by existing vegetation and obscured by the changing topography of the area. As such, North Warwickshire Borough Council concluded that this would not constitute as inappropriate development in the Green Belt and approved the application.

This has allowed our client to construct the garage improving the security of the dwelling and his vehicles.
