What are planning conditions and why do I need support with discharging them?

When you get planning permission for your project, you are likely to be extremely pleased, relieved and excited about getting started on the next phase of your development.  That is entirely understandable, and here at CT Planning our team are always delighted to hear that our clients have had planning permission granted.

However, once the celebration is over, it is time to look at the detail of the planning conditions that have been attached to your planning permission.

To proceed with the project successfully and ultimately receive sign off at the end of development you must ensure that all these conditions are met or discharged.

CT Planning can provide you with guidance and support to understand the specific meaning and implications of the conditions which have been attached to your planning permission and which you must discharge to successfully make it through to project sign off.

Our expert team can manage the production of technical reports and provide site support work to enable planning conditions to be discharged as well as liaising with Local Authorities regarding this process, saving you the time and worry of whether you will meet all the conditions that have been attached to your planning permission.

Key points to note about discharging planning conditions:

  • There are costs involved each time you apply for approval so the more organised you are in your approach the less expensive this process will be.
  • Some conditions, known as Pre-commencement Planning Conditions must be discharged before you start your project so you must check and be clear on which ones you need to sort out before you proceed.
  • Most conditions will need to be met during construction but it is important to be clear about which these are
  • Some conditions must be met or discharged before you can occupy the building – sometimes these will appear to be deeply impractical and there can be some flexibility
