Why you need a planning appaisal

Keeping up with planning rules and regulations is a time-consuming business so it’s a good idea to assess the feasibility of your project before committing to costly fees and plans.

The CT Planning appraisal service works through a series of steps to identify possible constraints for the project enabling us to advise on the potential for planning permission being granted or for the inclusion of your site in a local development plan.  By going through our appraisal process we can give guidance on an approach to mitigate any issues identified and increase the potential for a successful outcome. 

What's involved in a planning appraisal?

Step #1 - Discovery Call
An initial appraisal meeting or call with our planning experts to understand your site and what you want to do with it as well us exploring any previous planning applications that have been submitted for the site.
Step #2 - Research
Researching the planning history for the site. Investigating whether the site is in a Green Belt, National Park, AONB, Conservation Area whether it is listed and what the site is allocated for within the Development Plan.
Step #3 - The Site Visit
Where possible a visit to site will be undertaken for a full feasibility assessment to identify all potential constraints AND opportunities
Step #4 - The Report
The results of the planning appraisal and feasibility study are presented back to you in a clear and accessible report detailing all planning considerations, history and constraints along with actionable planning advice and guidance on next steps.

Types of planning appraisal

CT Planning offer a desk-based appraisal or a site visit appraisal.  Our desk-based service will give you a good overview of what’s possible for your site covering relevant policy and high-level constraints.

We advise including a site visit as part of your appraisal because the opportunity to explore the site in person can reveal constraints that a desk-based appraisal would not flag.  A site visit can also allow our planners to identify opportunities for your site that would otherwise be unseen.

Both our desk-based and site visit planning appraisals will provide you with actionable insights for your project.
