Planning permission for replacement house

Category: Residential

Location: West Midlands

The Assignment

To gain planning permission for a replacement dwelling, which would allow the client to develop their dream home.

How we succeeded

Andrew Brough MRTPI  successfully secured planning permission for the replacement dwelling in Astwood Bank, after submitting several applications.

Andrew advised the client to take a three-stage approach. First securing permission for an extension through a householder application, then submitting a prior approval application to deliver an outbuilding, to then be able to demonstrate that the replacement dwelling was suitable for the site, representing a reduction in footprint and overall massing to the schemes previously approved and would therefore have no greater impact in terms of overdevelopment of the site.
